What a WDI Inspection Is (and What It Isn’t)

You’ll hear this called a termite inspection, a termite letter, or a clearance letter. All those names point to the same document: a Wood Destroying Insect Infestation Inspection Report completed on the HUD-prescribed form by a licensed pest control operator. It isn’t a general home inspection. A general inspection covers plumbing, electrical systems, and overall construction. A WDI inspection focuses entirely on evidence of wood-destroying insects, visible damage they’ve caused, and physical conditions that raise future infestation risk.

Lenders require this report for good reason. FHA and VA loans in Arkansas typically require a WDI inspection and resulting clearance letter before closing. Conventional buyers often write a clean WDI inspection into the purchase agreement as a contingency. The report gives buyers, sellers, and lenders an objective picture of the property’s condition from a licensed inspector rather than relying on the seller’s disclosure alone.

What Our Inspectors Examine

Our inspectors examine accessible areas of the foundation, crawlspace, attic, and exterior for evidence of four categories of wood-destroying insects. Each one behaves differently and leaves different signs.

• Subterranean termites: The most common wood-destroying insect threat in Northwest Arkansas. They build mud tubes to travel between soil and wood, and their damage typically runs along the grain, leaving a layered, hollowed appearance.
• Powderpost beetles: These bore into wood to lay eggs. The signs are small, round exit holes and fine, flour-like powder called frass collecting on or below the wood surface.
• Carpenter ants: They don’t eat wood but excavate it to build nests, weakening structural members over time. Smooth, clean galleries and scattered frass mixed with insect parts are typical indicators.
• Carpenter bees: They drill round entry holes into eaves, fascia, and unpainted exposed wood to create nesting galleries. Staining below the entry hole is a common sign.

Beyond active or inactive infestation, our report identifies conducive conditions: wood-to-soil contact, excessive crawlspace moisture, or firewood and dense vegetation against the foundation. These aren’t current infestations, but Arkansas rules require that they be noted because they raise future risk. Any area we can’t access due to storage, finished walls, or structural limitations is clearly described in the report rather than assumed clear.

Arkansas Requirements for WDI Letters of Clearance

The Arkansas Department of Agriculture’s Plant Industries Division regulates every pest control operator who issues a letter of clearance in this state. Under Arkansas Circular 6, a valid clearance letter must be completed on the current HUD-prescribed Wood Destroying Insect Infestation Inspection Report form, also known in the industry as the NPMA-33. That form must be accompanied by a signed contract providing a service agreement of at least one year and, when active or inactive infestation or visible damage is present, a diagram showing its location.

Most Arkansas sellers also complete a property disclosure through their real estate agent, addressing their own knowledge of past termite activity, prior treatment, or known damage. That disclosure is separate from what our inspector finds and documents, and it’s common for both to come into play before closing.
